An HVAC Drain Pan Overflows

Jessica and Mike loved to work in the yard. A butterfly garden, a raised bed teaming with herbs, and a koi pond graced the couple’s backyard. The east side of their home needed some color and activity, so they decided to plant a flowering vine. Drippage from the HVAC unit drain pipe would keep the vine watered and flourishing.

The couple considered the crossvine with its lovely red blooms, the fragrant star jasmine, and the loud orange blooms of a trumpet vine. These popular landscape vines thrive in the Dallas/Fort Worth area. It was the wisteria vine, with its spectacular purple blooms, that the couple finally decided on. Wisteria grows an impressive 30-40 feet per season, so it would cover the desired area quickly. Mike and Jessica set out several vines that they trained along a trellis beside the home.

The vines thrived in the morning sun with daily moisture from the HVAC irrigation system. Jessica and Mike were pleased with how fast their new plant grew, and they loved its pale, purple color. Little did they know what a beast this beautiful vine would prove to be.

That summer, the temperature in the Dallas/Fort Worth area skyrocketed to over 110 degrees. To escape the heat, the couple decided to take a two-week vacation in the Rockies. While they were gone, their HVAC system worked overtime to keep the home comfortable for their two dogs. Mike and Jessica arranged for a neighbor to come over daily to give the pets food and water and take them for a walk. About ten days after the couple left for the trip, the neighbor noticed a strong, musty smell in the house and streaks on the ceiling and along the walls of the hallway. The next day, the neighbor saw wet carpet in the hallway and adjacent bedrooms, and she immediately called Jessica and Mike. Returning home, the couple realized the problem was serious. Investigation revealed that the HVAC system was the source of the flooding.

The local HVAC technician discovered that the drain pan was full and had been overflowing for days, if not weeks. The coils needed cleaning, and the filter was past due for a change, which caused the system to work overtime. However, the drain pan was in good condition, and the drain pipe did not appear to be clogged at the pan. These factors did not explain why water was not flowing through the system.

The technician asked the couple to show him where the drain pipe evacuated the water from the system, and they took him to the spot. Where the drain pipe should have been, there was a mass of wisteria. Only after clawing through the wisteria did the technician find the hidden drain pipe, which was clogged with vines. Once the plant growth was removed, water gushed from the pipe.

With the mystery of the overflowing drain pan solved, the HVAC technician urged Mike and Jessica to contact a local water damage restoration company immediately. As much as several hundred gallons of water had spilled out of the drain pan while the couple was on vacation. The ceiling appeared to be at the point of collapse, the carpet and flooring were water-logged, and the smell was unbearable, indicating mold and mildew growth.
